ABOUT THE COMPANY:
Urban Phenix is a small management company with two communities in Glendale, Colorado just a couple miles apart. As a small company, we have a tight culture and support each other throughout the year.This position reports to the President of Urban Phenix. You will have direct management responsibility for a leasing agent, up to three maintenance, and a housekeeper.
POSITION OVERVIEW:
The Property Manager is responsible for overseeing and managing the operations and maintenance of an apartment community managed by Urban Phenix. This individual will manage a 197-unit portfolio of renovated apartments in Denver, just outside of the Cherry Creek area. In addition to the base compensation, you will also receive leasing commissions and a quarterly bonus based on renewals and goal achievement. The property is 75% leased and will be remodeled over the next 18 months. As we remodel and reposition the property, we will look for strong leasing productivity, reputation management, and social-media marketing experience.
Bilingual/Spanish-speaking skills are a requirement.
KEY RESPONSIBILITIES
• Oversees and manages the day-to-day operations of properties to ensure they meet established operational, financial, and business performance goals
• Ensure efficiency of staff through ongoing training, instruction, counseling and leadership
• Ensure all administrative process involving personnel are handled on a timely basis (i.e. performance evaluation, salary reviews, time sheets, change of status form etc.)
• Coordinate maintenance schedule and assignments with maintenance techs
• Review all notices to vacate and perform move out and move in inspections
• Maintain community appearance and ensure repairs are noted and completed on timely basis.
• Perform scheduled community inspections, property walks and tours
• Manage vendor/contractor communications concerning scheduling, billing, vendor relations and certificate of insurance
• Demonstrates ability to understand financial goals, operate assets in owner’s best interest in accordance with Policies and Procedure Manual
• Accomplishes financial objectives by collecting rents; paying bills, preparing an annual budget; scheduling expenditures, analyzing variances, initiating corrective action
• Reviews and approves expense invoices for payment. Prepares and monitors variance reports to identify reimbursable charges, and recommends budget revisions
• Maintain awareness of market/industry conditions and trends by reviewing, analyzing and interpreting market data
• Address resident concerns and requests on a timely basis to ensure resident satisfaction with management
• Participates in the development and implementation of operations guidelines and company policies
• Maintains professional and technical knowledge by attending educational workshops, reviewing professional publications and establishing personal networks
• Assumes any additional responsibilities and performs special projects as needed or directed
QUALIFICATIONS & EXPERIENCE
• Bachelor’s degree in business management, marketing, or related field
• Three plus years of Property Management experience in a multifamily environment
• Three plus years of supervisory experience
