We are seeking a dynamic and experienced Permanent Commercial Pre-Construction Manager to join our team. The successful candidate will manage commercial pre-construction projects, including design-build projects, and be responsible for the overall direction, completion, and financial outcome of each project. You will be working closely with a team of professionals and will have the opportunity to lead, learn, and grow within our organization.
Job Details
Responsibilities:
1. Oversee and direct pre-construction projects from conception to completion.
2. Coordinate and direct construction workers and subcontractors.
3. Review the project in-depth to schedule deliverables and estimate costs.
4. Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations.
5. Coordinate and direct construction workers and subcontractors.
6. Meet contractual conditions of performance.
7. Review the work progress on a daily basis.
8. Prepare internal and external reports pertaining to job status.
9. Plan ahead to prevent problems and resolve any emerging ones.
10. Analyze, manage, and mitigate risks.
11. Ensure quality construction standards and the use of proper construction techniques.
12. Manage the pre-construction process, including conceptual estimates, schematic estimates, and final guaranteed maximum pricing (GMP) estimates.
13. Lead and manage the design-build process for commercial projects.
Qualifications:
1. Bachelor's degree in Construction Management, Civil Engineering, or related field.
2. 5+ years of experience in commercial pre-construction management.
3. Proven working experience in construction management.
4. Advanced knowledge of construction management processes, means and methods.
5. Expert knowledge of building products, construction details, and relevant rules, regulations, and quality standards.
6. Understanding of all facets of the construction process.
7. Familiarity with construction management software packages.
8. Ability to plan and see the “big picture”.
9. Competent in conflict and crisis management.
10. Excellent time and project management skills.
11. Strong leadership and management skills.
12. Excellent communication and negotiation skills.
13. Ability to work in a team environment.
14. Proficient in MS Office and project management software.
15. Strong problem-solving and decision-making skills.
16. Experience with design-build projects is a must.
17. A strong safety record and the ability to work in a team environment are essential.
