Ginosko Development Company is a multi-state affordable housing development company with over 20 years of experience in affordable housing development dedicated to "building a brighter future today" for the residents of our communities. Ginosko and our principals or affiliates are the developers and owners of over 4,000 units of multifamily housing, most of which are affordable or mixed income. Our portfolio location is throughout Michigan, Illinois, Ohio and growing.
Position Summary:
The Chief Development Officer (CDO) is the executive in charge of the Prospects and Development Department at Ginosko Development Company, overseeing a team of Development Vice Presidents, Development Analysts, and an in-house legal team. The CDO is responsible for the successful completion of deal acquisitions and closings year after year for GDC and GDC's private equity funds, from identifying acquisition targets all the way through to placed in service and stabilization. The CDO will lead the prospects and development team to ensure a continuous and timely flow of identifying acquisition and development opportunities, applying for financing, winning tax credit awards, closing on deals, placing them in service, and solving problems along the way.
The ideal candidate for this position should have:
Education: Bachelor's Degree in finance, accounting, real estate, urban planning, or related field. MBA preferred.
Experience: Minimum 10-15 years of experience specifically in affordable housing development including LIHTC, HUD, Fannie, Freddie, MSHDA, other state agencies, and rental subsidy programs; previous experience working with diverse populations preferred. Proven track record of acquisition, financing, and closing multiple LIHTC and rent subsidized deals. Familiarity with the general principles of real estate, including operations and analysis, underwriting, budgeting, financial reporting, general accounting and lending practices.
Certificates & Licenses: Valid Driver's License with acceptable driving record. Certificate of personal auto liability insurance.
Other Requirements: Must have multiple relationships with lenders, syndicators, investors, government housing agencies, development departments and key executives/mayors within municipalities. Strong stakeholder service skills. Exceptional dedication to dependability and punctuality. Strong work ethic. Ability to engage a team toward a common mission. Additional abilities required:
- Leadership, communication, team building, interpersonal skills.
- Efficient working knowledge of MS Office and real estate data subscription services, strong underwriting skills and knowledge of affordable housing financial pro-forma modeling systems.
- Ability to obtain market and demographic information and analyze that information.
- Ability to prepare and analyze pro-forma financial spreadsheets, income statements, project development and operating budgets and other relevant financial analyses of low-income housing and other real estate developments.
- Ability to read, analyze, and interpret reports, technical procedures, real estate financing documents and contracts, and governmental regulations.
- Ability to provide feedback on acquisition, financing and development strategies from an underwriting standpoint.
- Ability to define problems, collect data, establish facts, draw valid conclusions and offer solutions.
- Strong attention to detail.
- Ability to effectively manage and oversee work of others and hold them accountable, enforcing performance improvement plans when necessary.
- Ability to work independently and cooperatively; demonstrate professionalism, diplomacy and flexibility in a variety of situations.
- Ability to communicate effectively verbally and in writing.
- Ability to organize multiple complex tasks and schedules.
Primary Work Location: Novi, Michigan and sites throughout Michigan, Illinois, Ohio and more. Hybrid remote work and onsite work required.
