Senior Vice President – Acquisitions & Asset Management (Brasa Capital Management LLC) (Los Angeles, CA): Perform macro- and microeconomic analyses to develop real estate investment theses and evaluate investment opportunities across different asset classes, including cross-market comparisons, interest rate trends, market volatility, GDP growth, demographic/labor market trends, government policy (including interest rates, taxes, and land use), and real estate supply and demand, rents, and vacancies; Serve as a lead to evaluate and execute opportunistic acquisitions of existing assets and land for ground-up development, subordinate debt, and note acquisitions; Utilize finely-tuned analytical and financial expertise to build and review complex financial models that sensitize and interpret investments utilizing Argus and Excel; Conduct market visits to evaluate opportunities and to foster relationships with local players for sourcing investment opportunities; Conduct financial and legal analysis to execute financing strategies, demonstrating expertise in lender selection and in market conditions such as policy and interest rates to direct negotiations and optimize financing strategies; Lead asset management for select portfolio assets, including reviewing performance, updating models, managing relationship with operating partner, and making recommendations regarding changes in project scope and costs, forecasting, leasing, refinancing, and disposition strategies and execution. In order to complete the above-mentioned tasks, the following skills and experience are required: Conducting macro- and microeconomic analysis to inform real estate investment strategies; Generating, reviewing, and taking ultimate responsibility for the accuracy of financial models in Argus and Excel, including sensitizing key variables; Leading the evaluation and execution of real estate equity transactions involving acquisitions of existing assets and ground-up development across different asset classes (must include multifamily and industrial), to include leading all components of the transaction, including economic and financial analysis, investment committee memos and presentations, due diligence, review and negotiation of legal documents, relationship management with sponsors and lenders, and workflow management; Conducting due diligence of real estate development projects, including understanding construction cost benchmarks and risks, assessing site plans, understanding government policy related to development, and evaluating risks of zoning and entitlements; Conducting economic and financial research and analysis, reviewing leases and details regarding capital projects, and making recommendations regarding asset management decisions and portfolio strategy; Conducting market and property tours independently to evaluate opportunities and build relationships with local operating partners and brokers; Serving as the primary point of contact for operating partners; Conducting economic, financial, and legal due diligence to make recommendations regarding financing strategies for real estate acquisitions, and subsequently leading the loan closing process, including the negotiation of loan documents; Training, guiding, and managing the workflow of analysts/associates on a real estate investments team; and Working in all aspects of real estate acquisitions. Requires a Master of Business Administration, Master's degree, or foreign equivalent in Real Estate or a related field, and at least 5 years of experience as a Real Estate Financial Analyst or related occupation.
