The Building Maintenance Engineer II ensures maintenance functions smoothly from a variety of components related to the building. Primarily, this means to handle and oversee the operation and maintenance of building systems at a specified location, including but not limited to HVAC, mechanical, electrical, plumbing, process controls, property equipment, etc.
What You’ll Do:
- Makes material orders from vendors for all needed maintenance, equipment installation and repairs, and maintains an inventory.
- Evaluates any arising problems (current or that may have occurred the night before) and resolves problems accordingly with assistance and/or supervision, as needed.
- Performs plumbing, electrical, and miscellaneous troubleshooting and repairs.
- Performs routine operational maintenance on equipment including start-up and shutdown procedures.
- Performs preventative maintenance work on equipment assigned.
- Demonstrates on-call responsibilities on a rotating basis and assists in storm preparation.
HVAC Systems Management:
- Your heart lies in HVAC (heating, ventilation, and air conditioning) systems. You have extensive experience with installation, maintenance, and repair.
- You diagnose issues accurately and promptly, ensuring minimal downtime.
- Routine preventive maintenance is your forte, including cleaning, adjusting, and replacing parts when necessary.
- You understand how HVAC systems impact overall building energy efficiency and indoor air quality.
- Specific systems you’ve worked with include central heating, cooling towers, chillers, and various control systems.
Compliance with Building Codes and Regulations:
- Adherence to local codes and regulations is non-negotiable. You ensure safety and proper building standards.
- Your process involves studying blueprints and specifications thoroughly to understand project requirements.
- Regular inspections during construction or maintenance ensure that all work aligns with guidelines.
QUALIFICATIONS:
- Four to six years of experience in HVAC related trade.
- Clean driver’s license.
