Pillar Properties has an exciting opportunity available for an Assistant Property Manager to join our team at Pillar Properties!
The Assistant Property Manager is critical to our success and assists in all operational and financial aspects of their property. In addition to assisting the many dynamics of managing a fast-paced, constantly evolving environment, your day-to-day will focus on the rental payment process and collections through keen organization, building trust with residents, and superior follow up.
This role supports the property manager in all aspects of supervising a team and building foundational leadership skills.

Compensation
- The base salary range for this position is between $25 - $32.50 per hour and will vary based on skills, education, and experience. This position is also eligible for a discretionary annual bonus. Please keep in mind that hiring at the maximum of the range would not be typical in order to allow for future salary and career growth.
- Minimum of $150 Leasing Commission
- Additional Renewal and Quarterly/Yearly Bonus earning potential based on property and team performance
What You'll do
- Facilitate leasing, collections, resident services, maintenance, information reporting, and compliance with all company policies
- Manage the rental collection process and ensures adherence to all policies regarding financial responsibilities
- Demonstrate a positive, professional, and client-oriented attitude about the company with coworkers, residents, vendor partners, and the public, whether contact is by mail, telephone, or in person. Constantly strive for improvements in work process and results to better meet company goals
- Direct the day-to-day activities and property operations as assigned, or when Property Manager is not on site
- Work within operating income/expense budgets and capital budgets for operating the property, cash flow requirements, and leasing strategy
- Make recommendations to enhance the bottom-line performance of the community
- Assist in administering leases, reviewing tenant billings, analyzing lease charges, enforcing resident compliance, and performing landlord obligations as directed by the Property Manager
- Assist with the legal process for non-compliant residents in accordance with court orders and directions from legal counsel and company leadership
- Maintain complete and accurate property files and records, according to company policies, with an emphasis on documentation for future reference
- Help facilitate great resident relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues, and other tenant concerns
- Establish and maintain collaborative working relationships between properties, other company team members, and particularly with other members of the property team
- Keep abreast of new technologies, systems and procedures related to property management and perform related duties efficiently. Travel as assigned between local properties, if applicable
What You Bring
- Two years' work in leasing or assistant property management
- Ability to work a flexible work schedule with regular and timely attendance
- Must have good knowledge of residential real estate including a broad understanding of finance, leasing, legal, marketing, construction, and the tenant relations requirements of managing a mixed-use property
- Ability to learn and utilize accounting, leasing, and other applicable software, technology, and social media.
- Strong written and verbal communications skills. Must be able to present ideas in a clear, concise, understandable, and organized manner.
- Ability to exercise judgment and discretion is critical to success. Must be professional at setting priorities and coping with competing demands.
- Ability to work independently. Must be able to take on the role of acting Property Manager when the Property Manager is not present. Must also have the ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through.
- Strong analytical skills with the ability to self-assess for accuracy and identify alternative scenarios.
- Self-starting personality that can work well with limited direction.
- Adaptable with ability to manage multiple priorities and meet deadlines.
