Job Description Summary:
The Assistant Campus Facilities Manager is responsible for the building and utility management of all See’s production, packing and administrative facilities in conjunction with joint efforts of the Facilities & Utilities Manager. Duties include oversight of building utilities, maintenance programs, service contracts and projects through planning, budget control, staff development and compliance with all regulatory, safety and security protocols. This position is also responsible for developing and maintaining project and operational plans aligned with organizational or departmental goals, established KPI’s and objectives.The pay range for this position is expected to be $80k-$85k annually; however, base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience.
Job Description:
Key Responsibilities:
Assist in overseeing the overall maintenance of See’s food manufacturing facilities, food packaging facilities and office locations and grounds of the facilities. Provides additional support to facility operation and maintenance of See’s retail shops.
Manage one (1) direct report, Campus Facilities Coordinator, based in Southern California.
Assist in overseeing the operation of facility systems including mechanical, electrical, plumbing, HVAC, fire/life safety and security. Coordinates system repairs and monitors system performance.
Assist in planning, coordination and project management of all building and surrounding grounds remodels, reconfigurations and space planning activity based on future business need and growth.
Responsible for administration of budget, including both operational and capital expenditure budget proposals, as appropriate, as well as technology-based tools and solutions that support efficient facilities operations. This position also provides input to and participates in other See’s project, departmental and company budget administration.
Assist in Managing, evaluating, and ensuring effective implementation of all preventative maintenance, energy conservation, business continuity standards and programs.
Works with management team to identify opportunities to enhance technology and innovation that will enhance effectiveness and in seeking ways to eliminate waste and inefficiency throughout the facilities.
Assist in managing building and site physical security including ground and facility access, CCTV systems, security officers, and all related security processes and procedures.
Manages and ensures quality control for all contracts, subcontract work, third party vendor relationships including, but not limited to: janitorial, painting, HVAC, building integrity, security guard service, landscaping and weed abatement, building/appliance maintenance, waste management, elevator, fire/life safety, pest control, etc.
Partners with the Real Estate and Accounting Departments regarding leased facilities.
Assist in planning and coordinating all utility installations (telecommunications, heat, electricity etc.) and refurbishments and will be responsible for presenting and executing plans to improve utility efficiency, operations, and costs.
Inspects buildings’ structures to determine the need for repairs or renovations. Controls activities relating to parking space allocation, parking lot and asphalt repair, wastewater monitoring, waste disposal and hazardous material program.
Executes and maintains departmental and equipment audits and record keeping policies.
Ensures compliance with all grounds and facilities-based health, safety, risk management and security protocols. Participates in monthly safety inspection of all facilities.
Responds to various emergency and urgent corrective maintenance and repair requests. Ensures effective management of the internal work order system, including timely corrective and preventative maintenance.
Manages compliance with insurance plans and service contracts; maintains related financial and non-financial records. Coordinates recommendations for Property Insurer’s Audits.
Recommends and purchases new equipment, tools, and repair parts within budget. Responsible for maintaining an efficient parts and supply inventory. Follows best purchasing practices to reduce costs through effective processes and quantity discounts.
Ensures facilities and maintenance personnel are properly trained, including consistent use of the brand standards.
Responsible for identifying opportunities to enhance technology and innovation that will enhance department effectiveness

Travel as necessary to evaluate project performance and management.
Minimum Qualifications:
3-5 years facilities and maintenance management experience in the manufacturing, restaurant, or retail industry.
BS Degree in Business, Construction or another related field. Equivalent work experience will be considered in lieu of degree.
Strong project management and budgeting skills; knowledgeable regarding buildouts of various space types.
Able to read and understand electrical, mechanical automation systems.
Working knowledge of electrical, mechanical and HVAC systems.
Excellent interpersonal, verbal, and written communication skills; able to multi-task in a high paced functioning environment.
Proven willingness to make decisions; exhibits accurate judgment, explains reasoning for decisions and includes appropriate people in decision making process.
Willingness and ability to respond to after-hours building emergencies, by email and phone calls.
Flexibility to travel as needed (up to 50%).
Computer skills including applicable software experience
Proven ability to learn new technologies quickly and manage change efficiently, proactively and in a positive manner.
