As a 3rd Grade Stationary Engineer, you will carry out our mission to improve the experience of aging together by maintaining the continuous operation of the boiler room and associated plant equipment including HVAC systems in accordance with applicable federal, state, and local standards, guidelines, and regulations.
What will I do as a 3rd Grade Stationary Engineer?
- Operate and monitor the boiler room and HVAC equipment per manufacturers' specifications so as to minimize down time, avoid inconvenience to in-house customers and extend the life expectancy of the equipment. Read meters and gauges to verify operation conditions. Adjust manual controls or overrides automatic controls as required. Maintain equipment room log books. Make rounds to equipment rooms daily to ensure proper functioning equipment. Visually inspect equipment to detect malfunctions or need for repair, adjustment or lubrication.
- Operate and monitor the emergency generator according to NFPA regulations. Ensure that equipment is fueled and operational. Operate water treatment system and other closed loop building systems. Maintain proper water treatment levels. Ensure that cooling towers are operating properly. Maintain air handlers. Make rounds to equipment rooms daily to ensure proper functioning. Maintain equipment logs and records.
- Maintain, troubleshoot and repair equipment and components to ensure continuous equipment operation. Repair equipment by interpreting schematics or equipment manuals to successful completion. Create parts orders with all necessary ordering information to successfully repair facility equipment.
- Perform preventative maintenance on boiler and other plant equipment including chillers, cooling towers, air handling units, pumps, motors, etc. Clean and maintain boilers and other major equipment.
- Participate in the annual boiler inspection by opening and preparing them for state inspection. Develop and follow up on any plans of correction.
- Repair or replace lighting and electrical devices. Perform plumbing repairs including sinks, faucets, toilets and related plumbing fixture repairs and replacements; clean drains and repair pipes. Solder, braze, or thread pipes as needed to ensure a neat, no-leak, safe system. Perform carpentry duties to include repairing drywall and plaster walls, acoustical ceiling track, tile, doors, furniture repair and assembly, and hanging shelves/pictures, etc. Complete assigned work orders.
- Comply with all safety programs and procedures. Provide support during emergency disaster situations. Maintain a safe, neat, and productive work environment in all equipment and shop areas. Maintain tools in good working condition; clean tools and returns to proper place.
- Other duties as assigned including, but not limited to, exterior grounds work, snow/ice removal, driving company vehicles for transportation or supply pickup.
What is required in this position?
- Requires high school diploma or equivalent
- May be required to attend seminars/training classes to improve performance and ability.
- Requires 2nd Grade Stationary Engineer License; 1st Grade Stationary Engineer License preferred.
- Requires valid driver's license.
- Requires 3 years boiler experience as an operating engineer.
- Experience in the healthcare industry preferred.
